Legal Assistant - Residential & Commercial Conveyancing
£14,000 - £18,000 depending on experience
To work on behalf of clients in Conveyancing transactions, including re-mortgaging, buying or selling, domestic or commercial properties.
Responsible for all legal matters and paperwork involved in a property transaction, along with dealing with queries from clients.
To deliver an excellent service in dealing with clients/introducers/solicitors/estate agents/financial advisors/third parties via the telephone, e-mail and postal, ensuring that matters are dealt with efficiently, effectively and within the firm's service level agreements.
1.1 Advise clients of legal fees and disbursements and to dealing with telephone quotes.
1.2 Opening client files in accordance with the firm's procedures.
1.3 Undertaking all required checks to comply with money laundering regulations.
1.4 Undertaking all relevant searches, Land Registry documentation and indemnity policies.
1.5 Drafting contract documentation.
1.6 Title checking.
1.7 Checking mortgage offers and searches.
1.8 Reporting to clients
1.9 Liaising with mortgage lenders in accordance with the Council of Mortgage Lenders Handbook.
1.10 Liaising appropriately with clients/introducers/solicitors/estate agents/financial advisors/third parties via the telephone, e-mail and postal, and investigating and responding to all enquiries and queries in accordance with the firm's guidelines and ensuring that matters are dealt with efficiently, effectively and within the firm's service level agreements.
1.11 Carry out all pre exchange work.
1.12 Checking that contracts, SDLT forms and mortgage deeds are signed and exchanging contracts.
1.13 Carry out all pre completion work and completing matters.
1.14 Preparing completion bundles.
1.15 Carry out all post completion work.
1.16 Arranging file closure in accordance with the firm's procedures and dealing with all ledger queries.
1.17 Maintaining and updating client files accurately and in accordance with the firm's requirements.
1.18 Providing an excellent service in line with the firm's standards, procedures and guidelines.
1.19 Working as part of a team to achieve the firm's standards.
1.20 Establish and maintain effective working relationships with clients/introducers/solicitors/estate agents/financial advisors/co-workers and supervisors.
2.1 Deal with telephone calls and correspondence.
2.2 Make appointments and organise diaries with 'bring forward system'.
2.3 Keep records of costs.
2.4 Deal with enquiries from clients.
2.5 Filing, photocopying and other general clerical and administrative work.
3. BUSINESS DEVELOPMENT
3.1 Assist in identifying and achieving the business objectives set out in the firm's business plans.
3.2 Develop action and/or contingency plans to address problems and improve performance.
4.1 Maintain the highest level of confidentiality.
4.2 Maintain a high standard of house keeping
4.3 Undertake relevant training as provided by the firm in order to develop the skills and knowledge necessary for the effective performance of the role.
4.4 Ensure compliance with approved firm policies/procedures.
4.5 Maintain regular consistent and professional attendance, punctuality, personal appearance and adherence to relevant health and safety procedures.
Experience and Qualifications:
Candidates MUST have experience working as a Legal Assistant, within the Conveyancing sector
